The value of the Costa Rica properties nearby the new Road to Caldera that is inaugurated today has suffered an increase up to 60% from the moment the construction was reassumed 2 years ago.

Although, there isn’t service infrastructure or residential developed along the San José-Caldera road, the prices of the nearby terrains have increased between 40 to 60% over the value of the properties before the current work started two years ago.

This price has the characteristic to raise more and more during the following 24 months, period in which the road will be working fully. However, from today when the road is totally enabled you could go from San Jose to Caldera, Puntarenas in one hour

“We’ll see other kind of complexes such as Free Trade Zones and Industrial Parks who need to export via Caldera Port”, explained Ignacio Esquivel, analyst of the Colliers International firm.

According to the regulator plans, the uses of the land allow the dwelling, industrial and commercial development of the zone. This all depends on the specific area to construct.

Also, for each of the zones close to the road there are factors that influence the value of the Real Estate. For example, the land with access to the main road could be more attractive.

Actually, the boom projects observed in the area are those of lots for trailer containers, storage, and distribution centers.

Besides, the Real Estate agents of the zone assure that there are plans for the developing of small commercial courts that incorporate gas stations, mini supermarkets, drugstores and restaurants in all the way.

“We have to take into account a rule of the Real Estate industry that indicates that the prices by meter square of the small properties will be higher than the bigger ones, even though they are in the same place”, added Ortiz.

Colliers considers that in the Real Estate activity the expectations are positive for the office, industry and commerce market, which is its specialty.
